How much will this cost me?
We don’t charge any upfront fees—our compensation comes directly from the sale proceeds. Our payment structure is split, with our basic costs covered by a flat service fee, and the rest based on sales – which means your success is our success.
The needs of each project vary, so your costs are relative to your situation – we encourage you to book a free consultation, so we can provide you with a personalized assessment.
I don't want to have a sale, can you still help me clear out my property?
Yes! We can provide clear out services if an estate sale is not the right option for you. Much of the process is the same – we just skip the sale and remove all items from the property.
Do I need to be present during the process?
We know it’s hard to let someone else take the wheel, and we completely understand the desire to keep an eye on things.
However, we keep firm boundaries between logistical operations and client care – because we do care, and it is more difficult to do our job when you are present. We know the emotional toll the process can take, and our focus shifts from the task to connection. We ask that you trust us to do what you’ve hired us to do – and we keep the lines of communication open through every step, checking in with updates as frequently as you need for your peace of mind.
Even so – if you want to be engaged in the process – we encourage that, and create space for it. Rather than you feeling like you need to hover, unsure of what you can do, what you’re “allowed” to do – we make the time for you to be a part of the process in intentional ways – we create opportunities for you to go through things, take things in, and process with us. It is important to us that this is separate from the efficient, logistical work – because you deserve our undivided attention in those moments.
Do I need to remove items before you start?
We recommend you don’t remove anything, unless you know there are items you want to keep. You would be surprised how many items that seem like trash can actually be valuable to the right person!
You can rest assured that you will not accidentally miss things of sentimental value – we provide multiple checkpoints to ensure those items stay with your family, including heirloom curation and the final walkthrough.
If you cannot physically be present – due to health issues, distance, or just the emotional weight of it – we understand that, too. You can trust that we will be the proxy you need, ensuring the legacy is preserved, while handling the decision-making according to your preferences.
What will you do with family photos or papers?
That’s entirely up to you!
We can carefully box personal items like photos, important documents, cash, and awards for you to review. If you’d like to dispose of sensitive paperwork, we can handle shredding. For older materials—typically 40+ years old—with no private information of living individuals, there’s a strong market of collectors interested in vintage photos, letters, postcards, and other ephemera, so we can often sell these on your behalf, if you choose.
There does not need to be a blanket solution, we will help you decide the best approach for each item.
Do we need to clean first?
You don’t even need to step in the front door!
Every preparation you make is great, and makes our job a little easier – but we don’t require you to do anything before we get started, except tell us what you need and how we can best support you.
What about bugs or mice?
It’s pretty normal to see signs of some pests, particularly in more rural areas or outbuildings.
We may not love it, but we accept that sometimes we cross paths with these creatures.
However, we are not equipped to handle properties with significant infestation issues. If this is the situation you are facing, we are happy to help you assess and see if we are up for the job, or recommend alternative solutions.
